Things that you'd probably like to know.
Built: Cape: 1780 by town records, 1790 according to life long owner Elna Howard. Ell: Mid
19th century, probably 1850 or so.
Living area: Approximately 2,502 sq ft plus 280 sq ft deck. 2015 property tax: $9,950.
Lot size: Fourth largest lot (I think) in the village with 2.18 acres. Very private. See town plot plans.
Electrical: 200 amp, circuit breakers, pre-wired with an external plug for a portable generator.
Septic: Leach field located between cape and driveway, 1,500 gallon tank, four bedroom design, installed 1999.
Clean out in front of mudroom, see marks on ell. Maintained by Souhegan Septic.

Water: Town Water, (Pennichuck) also a well located off the back capped with round granite stone.
Heat: Hot water, oil fired, four zone, boiler cleaned annually, approx 16 years old.

Insulation: MUDROOM fiberlass batt walls & roof. ELL Fiberglass batt walls & roof
CAPE walls blown in cellulose, roof fiberglass. BEDROOM SIPS construction
Plus 4” of blown in cellulose walls and ceiling (electric heat in this room.)
Entire floor under the cape has fiberglass batt insulation.

Windows: Entire cape has wooden storms built expressely for that window. All other

I've referenced Elna Pherson Howard a few times. So who is she? Elna was the younger daughter of Charles "Tink" Pherson, Amherst's last blacksmith. Tink and his wife Charlotte came from Sweden and purchased this property in 1892. Elna was born here in 1902 and inherited the property with her husband, Allen Howard, in 1951. Elna, a lifelong Amherst resident died in 1995 and is buried with her family at the cemetery off Foundry Street. Much of the history that I've obtained concerning 92 BPR, was researched by Elna and given to me by a previous owner. All of this info and much more is saved in a three ring binder.
